Landlord maintenance tips
Many landlords are unsure of how to keep their rental properties in top condition. Good tenants are half the battle as they will help you to look after the property however repairs and maintenance is up to the landlord. Regular property checks should be done in order to make sure that there are no areas which need fixed or replaced, this will help to ensure the property is safe for tenants and will also help to avoid pricey repairs in the future.
It is advised that landlords do the following to ensure their properties are maintained to a high standard;
- Every month a landlord should have the lawn mowed, weed the garden and make sure everything is in working order externally. Many buildings do have a factoring company therefore make sure that they are doing their job.
- To prevent problems later on a landlord should change batteries in the smoke detectors around every 9-12 months, gutters should be cleaned, carbon monoxide detectors should be checked, plumbing and electrical outlets should also be checked for potential problems.
- Flooring should be checked for any stains or loose flooring or tiles. This can help prevent accidents and stop the problems getting worse
